Frequently asked questions

Answers to everything our clients ask most often — from commission and viewings to reservation and the notary. If your question isn't here, give us a call — we answer personally.

Yes, the standard commission is 3.6% of the sale price including VAT and is due when the preliminary contract is signed. For rentals it is a one-off 50% of the first month's rent.

Within 24 hours for properties in Varna and up to 48 hours for the region. If you are abroad, we do a live video viewing so you see the property and the entrance, not selected shots.

Every listing goes through a check of the title deed, the sketch, the tax assessment and any encumbrances before we publish it. If there is a mortgage, heirs or a building right granted to someone else, you will hear it from us in the first conversation, not at the notary.

We work with credit consultants who compare the banks' offers at no charge to you. You usually get pre-approval within 3 to 5 working days, which gives you a stronger position when negotiating the price.

It is calculated on the built-up area according to the title deed, including the common parts. When comparing two properties, look at the net floor area as well — in buildings with large common parts the difference can reach 15%.

The deposit is a sum the buyer pays the seller when the property is agreed, to confirm a serious intention. It guarantees that the property is taken off the market and that both parties will go on to complete the deal. If the deal goes through, the deposit is deducted from the final price. Its terms are set out in writing in the preliminary contract.

If the buyer withdraws from the deal without good reason, the seller keeps the deposit. If the seller withdraws, they return double the deposit. The deposit is also refunded if the deal falls through for a reason the buyer is not responsible for, for example if the document check shows that the property has encumbrances or legal obstacles. That is why the reasons and deadlines should be written clearly in the preliminary contract.

First the property documents are checked — title deed, sketch, tax assessment, encumbrances and mortgages. Then the parties sign a preliminary contract and the buyer pays the deposit. If needed, the mortgage is arranged and the bank values the property. Finally, the required documents are gathered and the deed is signed before a notary, where the balance of the price and the fees due are paid. The broker coordinates all of this so that no time is lost between the steps.

The risk is for both sides. The buyer is only entitled to the stated amount: if the deal is cancelled or the property is lost, only the price in the deed will be refunded, not what was actually paid. The seller may be audited for tax on the gain, and if the price is out of line with the market value and the tax assessments, the National Revenue Agency may order additional taxation. Under-declaring also makes mortgage lending and a future sale of the property harder. That is why we recommend that the deed always states the real price.

With a cash payment the deal is completed in 2 to 4 weeks. With a mortgage it takes about 45 days, because the bank does its own valuation and registers the mortgage. We prepare the documents in parallel with the approval so that no time is lost afterwards.

The reservation is confirmed with a deposit of €2,000, which is deducted in full from the sale price. The apartment is taken off sale immediately after the transfer.

10% on reservation, 80% on signing the preliminary contract and 10% at the notary deed, after the building is put into operation.
