What Is the Difference Between a Terrace and a Veranda?

A veranda is an open or glazed space attached or integrated into a building. There are several design distinctions between a veranda and a terrace. If you’ve always wondered how they differ, here’s a clear explanation:

  • A veranda is usually attached to the front part of a building and typically shares one or two walls with it;
  • The veranda is not part of the main structure but is built on a shared foundation;
  • Its walls are finished with the same material as the building façade (although glazed options are also common);
  • The roof can either be an extension of the house or a separate structure;
  • The main purpose of the veranda is as an auxiliary space — unlike the terrace, it is usually not intended for relaxation.

In Bulgaria, these regulations are defined in the following documents:

  • Spatial Development Act (SDA) – Establishes the general rules for urban planning and construction, including the requirements for terraces and verandas.
  • Ordinance No. 7 of 2003 on the Design, Execution, and Maintenance of Buildings – Defines technical standards for construction, including those for terraces and verandas.
  • Local Urban Development Plans (PUP) – Specify the exact rules and restrictions for construction within each municipality.

Before starting your project, contact your local municipality to obtain detailed information about the required permits. Usually, you’ll need:

  • Building permit – Issued by the municipality after an approved architectural project;
  • Neighbor’s consent – In some cases, this may be required if the terrace or veranda will extend over or shade a neighboring property.

Distance from Property Boundaries When Building a Terrace or Veranda

The SDA and Ordinance No. 7 specify minimum distances that must be maintained between the terrace/veranda and the neighboring property lines.
These distances depend on:

  • Height – The taller the terrace or veranda, the greater the required minimum distance;
  • Windows – If the terrace or veranda includes windows, they must not open directly toward a neighboring property.
